Sitting room (separate to lounge / diner): colour TV easy chairs outlook to river CD player / radio.	Outside at rear (beside river): elevated patio with garden furniture, views over River Glaslyn & mountains slate paved area beside river steps with private access to river.
3 bedrooms (all upstairs): 1 bedroom with 2 single beds 2 bedrooms with double beds and outlook to river all bed linen included.	Other: 2 x shower rooms, both with showers, wash basin, and WC (towels not included) night storage heaters in lounge/diner, and upstairs landing electricity by meter reading.
